However in Punjab where the present government is an ally of the ruling party Shiromani Akali Dal (Badal) the opposite it happening and not many know of this phenomenon, big corporates in the state of Punjab are offering their lands to the government and telling to sell it on a profit sharing basis. The reason for this the slump in the real estate sector in last couple of years in Punjab.
According to a survey the Punjab Urban Development Authority (PUDA) and Greater Mohali Area Development Authority (GMADA) and Greater Ludhiana Area Development Authority (GLADA) have already been into agreements with some big corporate and farmer groups to develop and sell almost 1200 acres of their land.
Government sources say that corporate and farmers are approaching the government bodies to sell their land under the land pooling scheme, which is basically a joint venture between the two sides under the revenue sharing model, in this model the owner of the land gets 80% of the profit and the government gets 20% of the profit.
Punjab Urban Development Authority and local and state agencies are getting a lot of request from large corporate houses and farmers. Punjab government`s Deputy Chief Minister Mr. Sukhbhir Singh Badal said that “Our land pooling scheme is followed by other states. It`s a win-win for both landowners and the government. We are possible the only state where landowners are themselves coming forward to offer their land”. Mr Badal also added that in cases where the government wants to acquire land for public purpose, the farmers or the landowners who do not want go to court against the government will get an additional 10% of the total amount as compensation. This move of farmers, landowners and corporate offering their land to the government should propel the real estate growth in the state.
